Acted for a Client who owned outbuildings next door to his house for which he had obtained planning permission to convert them into residential dwellings. Care was therefore needed to ensure that the Transfers for the sales off to individual builders included all the necessary rights and reservations for the benefit of the individual residential units sold separately and for my Client’s retained house. Also imposed some restrictive covenants in the Transfers for the benefit of the retained house so as to protect its value by restricting how the residential units could be used.
Acted on the sale of a hairdressing business where the transferred assets comprised of a lease, goodwill, fixtures and fittings and stock. Unfortunately, Client had not taken independent legal advice when she entered into the Lease and so very important post-completion administrative matters of filing a tax return with HMRC and subsequent registration of the Lease had been overlooked. Both of these matters were sorted out expeditiously in the circumstances.
Acted for some clients who granted an option to purchase to a large residential developer of their house which was earmarked as the access to the proposed new development at the rear of Clients’ house.
